This service covers concept design development and the preparation of all drawings required for planning applications and permits. The drawings are suitable for permitted development, householder applications, and full planning submissions.
If you're unsure how to begin, feel free to get in touch I'm happy to help.

Site plan
Floor plans
Elevations
Cross section
Roof plan
(All drawings provided in PDF and DWG format)
*Project includes existing and proposed drawings.
**Project fees depend on project size and complexity, advertised fees are indicative
Not included:
-Application management
-Written documentation/forms
-Structural, electrical, plumbing design
Workflow:
1. Provide info: topographical survey/OS location plan, existing property plans (for extensions), photos, property address, full name, and any other details needed for accuracy.
2. I will draft the drawings and send them for your review.
3. Once I receive your feedback, I'll revise accordingly and submit for final review.
4. Final revisions are completed, and the final package is delivered.

Why is the delivery set to a longer timeframe then discussed?
Delivery times are generally scheduled to allow for one or more revisions to the project. Typically, you'll receive the first draft well before the overall project deadline to allow time for feedback and adjustments.
Why is the address and applicant name required?
Both are the primary identifiers for the project and are used to assess local planning regulations, review the existing building conditions, link all documentation, and appears on all drawings and documents in the planning application.

Where can i find the OS location map for my property?
If you use the planning portal for your application, then the OS map should be integrated as part of the website's process. If you would like to order it separately, there are several independent websites that offer the service with the most popular being www.requestaplan.co.uk
Can you manage the planning application on my behalf?
Yes, the planning application can be managed on your behalf for an additional fee and it includes: liaising with the planning department on your behalf, filling in the relevant forms, uploading the planning application documents.
Are there any additional fees that i need to be aware of?
The planning application fee is not included in the design fee and must be paid separately by the applicant. Likewise, any additional surveys or specialist studies required fall outside the architect’s fee and are the applicant’s responsibility to arrange and cover.
