I can build you an excel model to help better understand the financial dynamic and metrics of your opportunity OR I can provide you with a template model for future deals. The model will comprise of the following:

-dynamic 10 year cash flow (can project any amount of years through year 10)

-your assumptions (pro forma rent, capital improvement amounts, financing, etc.)

-lease up or renovation scenarios

-standard return metrics (IRR, Equity Multiple, Profit, Cash on Cash)

To best assist you, and if available, I will need the following property level data:

-trailing P&L (12 months, 6, or 3)

-rent Roll

I am flexible and am open to tweaking the model any ways necessary to best fit your needs! I can do ground up models or existing. Will provide Excel version to use for future opportunities.
