Financial Modeling & Valuation: I do build and manage complex Excel models, including Discounted Cash Flow (DCF) and Leveraged Buyout (LBO) models, to evaluate the fair value of properties and companies. Investment Memoranda: I do draft the "Investment Committee (IC) memos" used by senior leaders to decide whether to buy an asset. This involves synthesizing financial data with qualitative risks. Due Diligence: I do assist in the deep-dive investigation of potential deals, which includes reviewing legal documents, market data, and physical site inspections. Market Research: I do perform "macro and micro" research to identify new investment trends and competitive analysis on other players in the market. Asset Management: Beyond just buying assets, I do help evaluate capital expenditure (CapEx) plans, leasing strategies, and potential sale (disposition) proposals for properties Blackstone already owns.
