My legal work with Copper Creek Homes centered on the decisions that transform land and construction plans into completed residential properties. I became involved at critical points in development projects where ownership, financing, construction obligations, and purchaser expectations required careful legal consideration. Before development moved forward, I examined property interests, easements, restrictive covenants, zoning limitations, access issues, development approvals, and other conditions capable of affecting a project's intended use. Legal concerns identified during this stage were addressed before substantial construction commitments were undertaken. Construction presented its own set of challenges. I dealt with contractor performance, change orders, cost overruns, construction defects, payment disagreements, completion deadlines, warranty responsibilities, and disputes involving subcontractors or suppliers. My analysis focused on determining responsibility and preserving available remedies when project expectations were not met. On the residential sales side, I considered disclosure obligations, purchaser representations, deposits, inspection matters, closing conditions, warranty claims, and post completion concerns. I also assisted when title questions, financing complications, or contractual defaults threatened to delay a transaction. This position allowed me to protect development value throughout the building process, strengthen remedies for deficient construction performance, reduce closing complications, and give Copper Creek Homes a consistent legal perspective from property acquisition through construction and eventual transfer to homeowners.
